Flexible short-term space is a sign of the times
There are a numerous ways businesses integrate flexibility into their work space, from activity-based working, hot-desking, work from home and other options, but a new flexible tenancy option available to ISPT customers means businesses themselves can now take advantage of greater flexibility too.
Flex by ISPT is a new short-term flexible tenancy strategy that enables customers to access flexible and fully fitted A-Grade commercial space straight away, irrespective of the terms of their existing tenancy arrangements, to manage unforeseen circumstances where they need to grow their team and resources quickly, even if it’s for an uncertain timeframe.
It might be a new project, tender opportunity, churn space or rapid expansion – Flex by ISPT is designed as a convenient stop-gap for businesses to easily manage a rapid change in their accommodation needs.
ISPT customers have asked for this flexibility, some even choose ISPT buildings because of it, says Michelle McNally, ISPT’s general manager, Commercial Services.
“Today’s dynamic and uncertain economic environment is something businesses must continually navigate, and their office accommodation is typically the physical reflection of a business’s growth or expansion. Flex by ISPT has been designed to enable our customers to more effectively manage the ebbs and flows of a rapidly changing business and economic landscape,” McNally says.
The ease of lease execution, with the ability for customers to move in at a moment’s notice, is one of the key benefits.
“We’ve invested significantly in understanding exactly what our customers need from Flex by ISPT and the optimal space allowances for the initiative in the context of the building and precinct,” McNally says.
“It’s about providing flexibility to our customers, and we’re confident with the research we’ve done that we’ve got the balance right. But the nature of the flexibility we’re offering is that it benefits us too. We have the capacity to bring extra Flex by ISPT space on quickly.”
ISPT has already incorporated Flex by ISPT in Central Plaza in Brisbane, and will integrate the offering in George Place in Sydney CBD and Casselden in Melbourne.
At Central Plaza, the space has 88 work points within a modular fitout with the potential to be subdivided further. Lease terms are from one to 12 months and once their IT has been configured, teams can simply arrive, plug in and start working. Meeting rooms, breakout spaces, lockers and writeable walls – everything you would expect to see in a contemporary work place – complete the Flex by ISPT picture.
McNally’s key to making Flex by ISPT work as well as possible is close collaboration with customers.
“Flex by ISPT gives us the option of bringing on space for our customers quickly, it gives them a chance to assess their own future accommodation requirements, and can provide them bridge-over times,” McNally says.
“Flex by ISPT goes beyond co-working spaces and serviced offices because it is a private and secure space for ISPT customers. The spaces are flexible in terms of size, configuration and fitout, they are convenient to move into and to execute the lease is a quick and simple process.
“Customers might need to locate a team of 20 to 100 people at short notice. Previously, their best option was a time consuming search of the market for sub-lease space. Now they can expand in their existing building, with their current landlord.”
Complementing Flex by ISPT, the strategy offers the branded Dialogue by ISPT option for customers, which provides access to a network of conference and ‘town hall’ spaces across the organisation’s eastern seaboard assets, removing the need for customers to build these spaces and facilities – which they may only use intermittently – into their tenancies.
Another recent ISPT initiative is FitPoint by ISPT, which incorporates ‘end-of-trip’ facilities like bicycle parking, showers and shared spaces for tenants to make the most of the services and amenities available in the building and precinct.
